Built from Real Deals

These tools started as the spreadsheets we use to underwrite our own rentals, flips and new construction in Massachusetts and Rhode Island. We wanted one place to run the numbers before making an offer, so we built it.

To open a tool, we only ask for your name and email, so we can let you know when new features launch.

Frequently Asked Questions

How Is My Contact Information Used?

We use your name and email only to send updates about the tools. We never sell or share your information, and you can unsubscribe at any time. For details, see our privacy policy.

Where Are My Deals Stored?

In your own Google Drive, not on our servers. Select “Save to Google Drive” and each deal is saved as a Google Sheet in a “Poised Investments - Analyzer Tools” folder, organized by tool. The site can access only the files it creates, never the rest of your Drive. Your current deal is also kept in your browser, so refreshing the page won’t lose your work, and the Rental Deal Analyzer can compare up to four saved deals side by side.

Can I Use the Tools Outside Massachusetts and Rhode Island?

Yes. The calculations apply in any market. Set the transfer tax to your state’s rate, or to zero, and adjust property taxes and closing costs to reflect local conditions.

Do the Results Constitute Financial Advice?

No. The tools provide screening estimates only. Confirm rates, costs and values with your lender, contractor, appraiser and attorney before committing to a deal. See the full disclaimer.
