These terms apply to poised-investments.com and its tools, the Rental Deal Analyzer and the Flip & Build Analyzer, run by Poised Investments ("we"). By using the site, you agree to them. If you don't agree, please don't use the site.

What the Tools Do

The tools produce estimates to help you screen real estate deals. They are not financial, investment, lending, legal, tax or appraisal advice, and using them doesn't create an agency, client or advisory relationship. Results depend on the numbers you enter and on sample assumptions that may not fit your deal. Read the full disclaimer.

Your Responsibilities

• Confirm every figure with qualified professionals (your lender, contractor, appraiser, attorney and tax advisor) before you make an offer, borrow or commit funds.
• Give accurate information when you sign up.
• Don't misuse the site: no automated scraping, overloading, attempts to break its security, or interfering with other users.
• Don't copy, resell or republish the tools or their formulas as your own product.

Your Deals and Google Drive

The deals you enter and save belong to you. Deals saved to Google Drive are kept in your own Drive account under Google's terms, and you control them. See our Privacy Policy for how we handle your information.

Our Content

The site, the tools, their design and their calculations belong to Poised Investments. You may print or save the summaries the tools produce for your own deals and share them with your lenders, partners and advisors.

No Warranty

The site is provided "as is" and "as available." We don't promise that it will be accurate, complete, uninterrupted or error-free, or that results will match what a lender, appraiser or market produces. We may change, pause or discontinue any part of the site at any time.

Limitation of Liability

To the fullest extent the law allows, Poised Investments is not liable for any loss or damage arising from your use of the site or reliance on its results, including lost profits, lost deals or financing decisions. Some places don't allow these limits, so they may not all apply to you.

Governing Law

These terms are governed by the laws of the Commonwealth of Massachusetts.
